About The Property

Welcome to our gorgeous, bright and spacious 4-bedroom, 3-bathroom villa with amazing private pool and large pool deck on the prestigious Highlands Reserve golf community. Our villa has been refurbished to the highest standard and added to the rental market in September 2023. The villa has air conditioning, brand new bed linen, towels, pool towels, crockery, large leather sofa, bunk bed, large Smart TVs in living room and every bedroom with full Spectrum cable package and Roku. 

 

Games room with air conditioning, foosball table, dart board, Legends Ultimate arcade game, Legends Pinball, 65" TV. 

 

Free Wi-Fi and free calls within US and Canada. 

 

Located off US 27, close to US 192 and I-4 we are 25 minutes to Disney, 40 minutes to Universal and 10 minutes from ChampionsGate PGA golf course. The villa sleeps up to 9, ideal for a large family, two families, or for a couple or family who love that extra space, freedom and flexibility that comes with renting your own holiday villa. 

 

Our weekly rates are:

£1250 Mar, Apr, May, Jun, Sept, Oct 

£1400 Jul, Aug, Easter, Thanksgiving and Christmas. 

Pool heating is £30 per night (recommended October to May)

Villa Info

Living
With high ceilings, the main living area is an open planned and spacious area in which to relax and unwind after a hectic day at the theme parks, golf course or retail outlets. There is a large leather corner sofa with chaise, which comfortably seats eight to watch a movie or to look out over the pool with a beer or glass of wine. The 65" Smart TV has on-demand full Spectrum entertainment cable package of over 200 channels.
Kitchen
The kitchen is very well equipped and has everything you need to cook a family meal, with a large cooker, side by side fridge freezer, wine cooler fridge, built in microwave and dishwasher. There is a plentiful supply of crockery, glassware, cutlery and saucepans for all your needs. There is a breakfast bar with two stools. Just off the kitchen is the laundry room with large washer, tumble dryer, iron and ironing board and large storage cupboard for groceries.

Dining

There is a large dining table and chairs overlooking the pool. Patio doors lead out to the covered lanai and the pool within a screened mesh enclosure.

Bedrooms

4 bedrooms, sleeps 9. The 4 bedrooms which can sleep up to 9, has 2 bedrooms both with US King-size beds, 1 bedroom with 2 twin beds (single UK) and 1 bunk bedroom comprising of a twin (single UK) on top and full (double UK) underneath. All 4 bedrooms have 43” flat screen wall-mounted Smart TVs, equipped with Roku and the Spectrum app to enjoy hundreds of channels, with the facility to sign into your own streaming services, Netflix and Amazon Prime. 3 of the bedrooms have ceiling fan-lights and the 4th bedroom has a stand up fan. All have clothes closets with lots of coathangers and chest of drawers. The Master bedroom (blue room) has a US King-size bed (76” x 80”), clothes closet with security safe for valuables, en-suite with double vanity basins, large walk-in shower and separate toilet cubicle. There is a door to the pool area from the bathroom which can also be used by guests for direct access from the pool deck to the toilet. The second Master (lemon room) also has a US King-size bed (76” x 80”), en-suite bathroom with toilet, vanity basin and shower over the bath. The third bedroom (seashells) is a bunk bedroom which sleeps 3, with a twin (single UK) over a full (double UK), you will see from the pictures that the configuration is a T shape allowing easy access for 2 into the full (double) bed underneath. The fourth bedroom (turtle room) is a twin bedroom with two twin (single UK) beds.

Bathrooms

3 bathrooms, 2 en-suites. All 3 bathrooms have hand towels, bath towels (bath sheet size), wash cloths and Remington 1875-watt hairdryers. The Master bedroom (blue room) has en-suite with double vanity basins, large walk-in shower and separate toilet cubicle. There is a door to the pool area from the bathroom which can also be used by guests for direct access from the pool deck to the toilet. The second Master (lemon room) also has en-suite bathroom with toilet, vanity basin and shower over the bath. The third bathroom is shared by the twin (turtle room) and bunk bedroom and is situated between them, it has toilet, vanity basin and shower over the bath.
Games Room
The garage has been fully converted into a purpose-built games room with air conditioning, foosball table, dart board, Legends Ultimate arcade game with 300 built-in games and Legends Pinball with 22 built-in arcade tables. There is large wall-mounted flat screen Smart TV equipped with Roku and the Spectrum app to enjoy hundreds of channels. There is also recliner seating. A set of golf clubs are in the villa entrance cupboard, you are very welcome to use them.

Pool

The villa has a large, private, south-west facing pool overlooking a beautiful nature conservation area, giving you spectacular views, hours of sunshine and stunning evening sunsets. The pool, which can be heated on request (optional extra recommended for October to May), has steps with a handrail and a shallow sitting section at one end. Oversized pool towels are provided.
Outside
The large pool deck has comfortable pool loungers to relax and soak up the sun. If the Florida sun gets a little too intense there is a covered lanai with ceiling fan and two parasols also provided. There is dining table and chairs, and a large gas barbeque included in your rate, ideal for alfresco dining.
Garage
Garage has been converted to a games room.

We offer FREE high-speed Wi-Fi and FREE local calls for ordering a takeaway which includes free calls within the US and Canada.
Baby Equipment
We very much welcome families with children. For those with younger children, there are alarms on the doors to the pool as well as a full width mesh screen between the house and the pool to help prevent little ones from straying unaccompanied for a swim. FREE use of travel size child’s crib (cot) (please bring own bedding) and FREE use of highchair. Our villa is maintained by Homes of America management company who keep our home in immaculate condition. They are available during office hours to resolve any questions or problems with our villa and are on call 24 hours for emergencies. A code will be provided closer to your arrival date for the front door, so no time wasted collecting keys from an office. Our villa is self-service, you will need to provide your own toiletries such as cleaning supplies, paper towels, soap, shampoo/conditioner, toilet paper etc. A small amount of essential starter items are provided so you can start your vacation straight away including a toilet roll on each toilet roll holder and a soap in each bathroom for your use. Must be 25+ years of age to book. No Smoking No Parties No Pets Allowed Check in time is 4pm. Check out time is 10am to allow time for cleaners to come in ready for our next guests. Early check in and late check out may be available upon request. Fees may apply. Electric vehicle charging is prohibited at our villa unless specifically agreed in writing before start of rental period. Fees will apply Please note there is a noise restriction from 11pm until 7am on the community

Booking Infomation
Our rental rates include sales tax and tourist tax. Pool heating is an optional extra (recommended from October to May) £30 per night, you don't have to decide now you can always add it closer to final payment. Please do contact us for a quote, our rates are flexible, especially if staying 10+ nights. Before a booking can be accepted a member of the party must complete and sign a booking form and pay the deposit to secure the booking. A 25% deposit is required at the time of booking. The remaining amount must be paid 8 weeks prior to your arrival date. If booking within 8 weeks of rental then payment is due in full at the time of booking. We accept payment by bank transfer and PayPal, there is a 4% added fee for paying by PayPal to cover their charges. If you require a mid-stay clean this can be arranged with the maintenance company for a fee. There is a large BBQ which is free to use, please do clean it or the maintenance company will charge a fee. We always hope that you don't need to cancel your holiday booking but, if you do, please contact us as soon as you can. Unfortunately, we will not issue a refund and you will need to claim back through your holiday insurance provider. Check in time is 4pm. Check out time is 10am to allow time for cleaners to come in ready for our next guests. If you require earlier check in or later check out we will do our best to accommodate for additional fee.

Location

Highlands Reserve Florida villas located in Davenport, just off HWY27. This luxury villa rental, golf course community is a great place from which explore all the world famous Orlando attractions. As you enter the community, and pass the welcoming waterfall, you drive down the main tree lined Highlands Reserve Blvd and pass the clubhouse on your right. Various golf holes can also be seen from either side of the road. The community also has a children’s play area.

Amazing Villa

We have just returned from staying in this amazing villa. Sharon was helpful and friendly throughout, nothing was too much trouble. She was extremely responsive to messages. The villa itself is exactly like it is shown in the photos. There were lots of little extras left which we really appreciated - silly things like bin bags, washing pods, dishwasher tablets. We have stayed in a few villas over the years on Highlands Reserve and this is definitely one of our favourites. We love the outlook from the pool area and the fact you get the sun all day long. The games room was another hit. We will definitely be looking to book a return visit.

WOW! JUST WOW! Perfection!

Let’s start with the amazing owner Sharon. Brilliant! Words like attentive, efficient, helpful, accommodating and every other positive adjective you can think of is what she is. An absolute pleasure to deal with. We have stayed on Highlands Reserve many times (our favourite estate) and we find it central to theme parks and shopping. The Welcome Pack Sharon sent us thoroughly covered everything we needed to know and made our arrival/holiday so much easier. Now the villa…We have stayed in many villas over the 27 years we have been visiting Florida. Some shockers in the earlier trips and some really lovely ones but walking in to Reflections Villa was magical and it just felt like we were home. ?? Absolutely spotless, so comfortable, well stocked with everything you could want or need and we can honestly say it has been our most favourite of all. So much so that we are already booking in for next year! The pool area and conservation view is a real extra bonus to this beautiful villa. To lie on a sun lounger watching deer walking by along the edge of the wooded area is very special indeed. Like a dream. Haven Of Tranquility - 5 stars

I was very fortunate to spend four weeks in November with my family at Reflections Villa. What a beautiful home! Sharon has incorporated everything you'll need to have a wonderful and relaxing holiday. The attention to detail throughout the villa was incredible. From the basket of pool towels by the door, to the comfiest of beds and bedding - all lovely quality. The decor is tasteful, and the massive sofa is perfect for family movie nights. The pool area is always sunny. My grandchildren especially loved the pool, hours of fun were had by everyone, myself included. The pool area isn't overlooked, except by the deers, which we had the pleasure of seeing several times. The view over the woodland is truly very special - watching the wildlife and birds was a wonderful treat of a morning. The games room was also a massive hit with a wide selection of games to play. Now Sharon. She is a delight and I will miss our emails. She was informative, always responding quicky to any questions you had, checking in to make sure everything was okay, was there anything we needed. She genuinely wanted everything to be perfect for you and it was. I have been lucky to visit Florida many times and stayed at some nice homes but here, for me felt very different, so relaxing. We were genuinely sad to leave here. The location is perfect, literally minutes from Publix, a wide choice of eateries including Twistee Treats. We are lucky to be returning in March but not happy to find Reflections Villa not available. Please don't hesitate to stay here but unlike me, book early so you don't miss out, you'll regret it.

We recently stayed at Reflections Villa and couldn't have been more pleased. This spacious, well-appointed villa was perfect for our family of four. The bedrooms were comfortable, and the open-plan living area made it easy for us all to relax together. The games room was amazing as well and the kids thoroughly enjoyed this. The highlight was definitely the private pool with its stunning views—perfect for enjoying the Florida sunshine. The villa's location was ideal, offering peace and quiet while still being close to all the attractions. We highly recommend Reflections Villa for a relaxing and memorable family holiday.

Beautiful Home

Good quality Highlands Reserve Villa. Everything about this home was beautiful. We booked this villa from the end of Jan-March 11 2024. We couldn't have been more happier with it, then we were. It was very clean, updated, and the first time that I've spent away from home, in another bed, and not ended up with a back ache. It has a very well stocked kitchen. The pool area was very well kept and we used it almost every day. The privacy was great, hedge on both sides and looking onto the Reserve, spotted quite a few wild animals. We look forward to renting this villa in the future.

Amazing Games Room

5 * star villa is a beautifully maintained and decorated home in a quiet golf community, close to theme parks and shopping. This clean and spacious home has an abundance of everything you need from quality bedding and towels to dishes. The games room is amazing. It has a variety of electronic equipment with comfortable seating as well as a television. The lanai overlooks peaceful conservation land which attracts a variety of birds. We enjoyed our stay in early January 2024 and would not hesitate to recommend this villa
