About The Property

Located in the popular gated community of Retreat in Champions Gate, this stunning privately owned villa is the perfect choice for your Orlando holiday. The villa boasts 8 spacious bedrooms, 2 comfortable lounge areas, an air-conditioned/heated games room, a home cinema room and an outdoor area featuring a covered seating space with a pool-side TV, private pool and spa with a lake view. The kitchen is a dream with all you need to cook up a delicious meal.  Heron View Villa is a smart home. You can ask Alexa to change the temperature, call another room, announce dinner (has a dinner bell), play music, ask a question, please games, ask for stories, jokes, etc. You can control the lights in your bedroom and set alarms, timers. All the TVs are new and state of the art. We have a new washer and dryer and clothes racks for your use. We supply all the trash bags, dishwasher soap and laundry soap for your stay.  We look forward to having you stay at your home away from home!

Living
The ground-floor lounge, located at the rear of the villa, is filled with natural light and offers ample seating and a large flatscreen TV. For added convenience, there is an upstairs lounge with more seating, allowing guests to enjoy a different programme on the TV if desired. Movie enthusiasts can retreat to the upstairs home cinema room, where they can watch their favourite films on the big screen in total comfort. There is a new large ceiling fan that helps to keep the air moving.
Kitchen
At the heart of this home lies a modern kitchen, fully equipped with every appliance, gadget, and utensil needed to tackle any culinary task. A spacious breakfast bar with seating for five invites guests to enjoy casual snacks or evening drinks in comfort.  The open plan allows the cook to be a part of the celebration.  The microwave, stove and dishwasher are new and have and have all been upgraded.  It is nice to have a quiet dishwasher when so close to the living room.

Dining

Dining Table offering seating for 12, is perfect for family meals, game nights, and lively conversations. Enjoy the view of the lake with Herons and Eagles, etc. visiting regularly.

Bedrooms

The Main bedroom, located on the ground floor to the left, features a King-size bed and a spacious en-suite bathroom with convenient access from the pool deck.  The shower has a optional handheld shower along with a rain shower.  The large tub is wonderful for soaking and relaxing after a long day at the park. There is a desk with on-line meeting lighting in case you need to work remote or for your vacation planning. All bedrooms are numbered above the door. You can ask Alexa to call a certain room. It also helps dor descriptions to people and planning. You will also have a full length mirror, 2 luggage racks to keep your suitcases off of the floor. The large ceiling is great if you prefer them. Bedroom 2, situated at the front right of the villa, also offers a King-size bed and en-suite bathroom. Bedroom 3, located upstairs at the rear overlooking the lake, comes with a King-size bed and shares its en-suite bathroom with the Lego-themed Bedroom 4 is positioned in the back overlooking the lake and includes 2 adult size twin beds in a Avatar themed bedroom with themed lighting along the ceiling.  This bedroom is not attached to a bath. Bedroom 5 is located in the back overlooking the lake, has a King bed and share an ensuite with the Belle bedroom.  The rooms have been set up so parents can share a bath with their children.  This bedroom is lightly Mickey themed. Bedroom 6, is a Belle Disney Princess-themed room with Twin beds ready for a princess! The headboard lights up and they will have a touch light. The room has a ceiling fan and a luggage rack Bedroom 7 - is decorated in a coastal theme. This room is located in the front of the home and tends to be one of the quietest bedrooms upstairs. The room has a ceiling, mirror and luggage rack. Bedroom 8 is furnished with Twin beds with a lego theme. This room has a small table and chairs and a large walk in closet for playing and having a play space all their own. Each bedroom is equipped with a flatscreen TV, allowing everyone to enjoy their favourite shows as they unwind after a fun-filled day at the parks a ceiling fan, chair and luggage racks. The closet has lots of hangers.... plastic felt and wood. Take your pic!

Bathrooms

This home has 5 bathrooms in total. 2 are downstairs, both ensuites. One has access to the pool area. The other is the common bathroom.  3 are upstairs. One is standalone and has a shower tub combo. The rest have a walk in shower.
Games Room
Games room with smart TV, Pool table, Air Hockey & Foosball, and mini putt.  There is a pub table and chairs and other chairs for socializing.

Pool

The Lanai is your true oasis for relaxation while on your holiday! Step out to the lanai that has a large rug so soft for your feet.  Dine outside with privacy screens on both sides.  Relax on the comfy sofa and loveseat and watch your favorite movie/game under the stars. Enjoy the extra mood lighting over the Lanai and the pool. Enjoy the 4 sun loungers with tables to enjoy a beverage, hold your phone, etc.  You will have a very large towel rack to hang your suits and towels to air dry.  No neighbors to overlook from behind makes for a more relaxing stay.  Most important, you have a new pool safety fence for the little ones.
Outside
The outdoor area is the perfect place to relax after a busy day at the parks and make lasting memories with family. The covered patio provides ample seating around a spacious dining table, a poolside TV, and convenient access to the main bedroom\'s en-suite bathroom.

Phenomenal Home!

This place is phenomenal! We’ve just got home from two weeks here and so sad to be back to work tomorrow, we wish we were still in sunny Florida. Paige was an exceptional host, she really has thought of everything, I had lots of questions from initial booking enquiries to the end of our stay and she replied quickly and thoroughly making sure we were happy and comfortable.  Heron View is the perfect base for an Orlando adventure, it has everything you could possibly need and more.  If (when) we’ll be back for our 4th ‘once in a lifetime Florida holiday we’ll definitely be re booking with Paige. The only change we’ll make is to book less park days to spend more time at Heron View. Thank you, Paige… we absolutely loved it!
